The 12″ or 8″ Masonite type lap siding will suck up water and fall apart faster than you need your next paint job. Therefore, understanding some basic precautions can help keep your siding lasting much longer and avoid costly – and too frequent – siding repair projects.

Two keys in keeping your siding in good condition are:

  1. Caulking
  2. Painting

Whether you just bought a new home or your home is 30 years old, it makes no difference. If you have siding on your home it will require annual maintenance and repair.

Caulk your Siding

The simplest and cheapest method for not having to replace your siding is to perform an annual check for gaping holes along the end of the siding and the trim boards. The trim boards are found at the corners of your home and around your windows.

Remove the old caulking with a blade and reapply caulking in the the siding gaps. Touch up with paint after the caulk has dried.

What appears to be a small crack along the siding, I have seen turn into several thousand dollars in siding repair and damage.

Paint your Siding

Another simple and inexpensive repair tip for your siding is to touch it up with fresh paint. You don’t have to paint your entire home, just the areas of the siding most prone to damage.

This is typically the bottom row of siding where your lawn mower hits it or your sprinkler water sprays it.

Remove any chipping paint and apply a good primer before painting it to match. An often overlooked area is the bottom edge of the siding. Be sure to prime and paint under the edge, especially the bottom 3-4 rows of siding.

It’s inevitable that with weather and routine lawn/home maintenance come potential damage to your home’s siding. Caulking and painting are both great siding repair techniques to help you get the most out of your existing siding and keep your repair costs manageable.
